Structural Roof Repair & Water Intrusion Remediation

This project began when the homeowner noticed wet spots forming on an interior wall, along with active dripping through the sheetrock ceiling. What initially appeared to be a minor leak required a thorough investigation to determine the true source.

Using low-invasive diagnostic methods, we carefully traced the moisture intrusion to a failed exterior wall-to-roof flashing detail. Over time, improper flashing had allowed water to penetrate the structure, causing hidden damage within the roof framing system.

Once exposed, it became clear the damage was more extensive than surface-level repairs could address. Approximately one-third to one-half of the affected roof structure required removal and replacement.

To safely perform the structural repair, we constructed a temporary support wall to carry the load of the remaining roof system while the compromised framing was removed. After stabilizing the structure, we rebuilt the damaged section to proper specifications.

The project included:

• Replacement of compromised roof framing
• Installation of new roof sheathing and roofing materials
• Complete flashing correction at the wall-to-roof transition
• Replacement of damaged siding
• Installation of new window components where necessary

By correcting the root cause — not just the visible symptoms — we restored the structural integrity of the roof system and ensured long-term protection against future water intrusion.

Window Replacement & Stucco Restoration

This project involved the replacement of eight vinyl windows that had prematurely failed due to poor original construction and improper installation.

The existing windows showed signs of deterioration, compromised seals, and inadequate integration with the home’s exterior envelope. Rather than simply swapping units, we addressed the underlying installation issues to ensure long-term performance.

Each window was carefully removed, the rough openings were inspected and corrected where necessary, and new properly flashed and sealed vinyl windows were installed to modern performance standards.

In addition to the window replacement, we completed localized stucco repair and patching to restore the integrity and appearance of the exterior finish. All patched areas were properly blended to maintain a seamless look while protecting the home from future moisture intrusion.

While completing a kitchen renovation on this home, we uncovered unexpected foundation damage that required immediate structural attention. Rather than moving forward with finishes, we paused the remodel to properly diagnose and repair the underlying issue — ensuring the home was safe and structurally sound before continuing.

Once the foundation was professionally reinforced and restored, we resumed the interior improvements.

The project expanded to include:

Kitchen Renovation & Natural Light Enhancement

After seeing the transformation of Dana’s kitchen, Ron reached out to us to reimagine his own space. He and his wife wanted a kitchen that was more functional, more efficient, and better suited to their everyday use — complete with upgraded appliances, including a new oven and cooktop.

One of their primary goals was to increase natural light and open up the room.

We developed several design concepts tailored to their needs, and once the final plan was selected, construction began. A key element of the renovation involved installing a new window in what had previously been a dark, unused wall area. This single structural change dramatically improved the brightness and openness of the kitchen.

The new window not only transformed the lighting conditions inside the home but also framed a beautiful view of their koi pond — bringing the outdoors in and creating a more inviting, connected space.

The finished result is a kitchen that feels larger, brighter, and thoughtfully designed for both functionality and enjoyment.
